So, many new land buyers have heard about this fabled beast known as unfettered land. I say mythological because it’s really rare; almost everywhere you buy land, there will be some limits or limitations on what you can do with it.
Unrestricted property means that there are no restrictions or impositions on any form of land usage. It means you have complete freedom to do whatever you desire.
So there are no zoning, deed, city or town restrictions, easements, house owner or property owner associations, or municipal restrictions. That’s a lot of room for potential limitations.
That’s why I’m always skeptical of anyone offering unfettered land for sale. It’s more likely that they believe the land is uncontrolled but are unaware of the property’s specifics. That’s one of the many reasons why doing your homework before buying in land is crucial.
Restrictions aren’t always a negative thing, and they’re certainly not a deal breaker. All you have to do now is figure out if there are any limits on what you want to do with the property.
Do you really care if a prefabricated home is allowed if you want to camp on your property or bring in livestock? Do you care about having animals on your property if you’re building a new home? Perhaps not.
